The New York Times recently published an editorial entitled, Homeownership and Wealth Creation.” The housing market has made a strong recovery, not only in sales and prices, but also in the confidence of consumers and experts as an investment. The article explains:

Many of the points that were made in the article are on track with the research that the Federal Reserve has also conducted in their Survey of Consumer Finances. The study found that the average net worth of a homeowner ($194,500) is 36x greater than that of a renter ($5,400). One reason for this large discrepancy in net worth is the concept of ‘forced savings’ created by having a mortgage payment and was explained by the Times:

Shriever AFB 80912 Guide to VA Mortgage Loans for Military and Their Families

Prospective Colorado Springs Military homebuyers who have also served in the U.S. military have a chance to purchase a home with a VA loan. This special type of mortgage offers veterans access to a federally-guaranteed home loan with no down payment.

The History of the VA Loan

The VA loan was first introduced in 1944 through the GI Bill of Rights, also known as the Servicemen’s Readjustment Act. Signed into law by President Franklin D. Roosevelt, it gave veterans the opportunity to provide affordable housing and assistance for their families.
Currently, VA loans are funded by the U.S. Office of Veterans Affairs and offered through private lenders like banks, savings & loans or mortgage companies.

How VA Mortgage Loans Work

Veterans who are interested in purchasing a home with a VA loan must first seek eligibility. The VA will guarantee a maximum of 25 percent of the home loan amount, and VA loans are available for more than $1,000,000 in certain high-cost cities. See more about VA loan limits.
Because these loans are federally-guaranteed and the lender is protected against loss if the homeowner later fails to repay the loan, the veteran borrower is often able to purchase a home without making a down payment. Also, borrowers have access to favorable financing terms (VA mortgage interest rates are often lower than the national average).
The main requirement for taking out the loan is the veteran must use it to purchase a private home. In other words, it must be use for personal occupancy.

Who Is Eligible for a VA Loan?

Currently, there are more than 25.5 million veterans and service personnel eligible for VA home financing. To be eligible, a former service member must have:
  • Served on active duty
  • A discharge other than dishonorable after a minimum of 90 days of service during wartime or a minimum of 181 continuous days during peacetime
  • Served at least two years if enlisted and began service after Sept. 7, 1980 or was an officer and began service after Oct. 16, 1981
  • Served at least six years if a part of the National Guard. Additional criteria apply in this circumstance.
Surviving spouses are also eligible for a VA loan, but must prove that they are indeed the surviving spouse of a veteran who died in service or as a result of service.

VA Loan Financing Requirements

If you are interested in starting the mortgage loan process, you need the following to meet the eligibility requirements:
  • Certificate of Eligibility and a DD214 - more at www.vahomeloansapproved.com
  • Social Security numbers
  • Residence addresses for the past two years
  • Names and address of employers over past two years
  • Current gross monthly salary
  • Checking and savings account information (names, addresses, balances, etc.)
  • Current loan information (names, addresses, balances, etc.)
Also, you’ll need W2s for the past two years and current check stubs. If you’re self-employed, you need to provide personal tax returns for the past two years, as well as a current income statement.

Are Closing Costs Required?

While the down payment is covered with the VA loan, closing costs do have to be paid by the veteran. This usually includes paying a maximum of all “Itemized Fees and Charges” designated by the VA (including credit report, recording fees, hazard insurance and the VA funding fee), plus a 1-percent flat charge designated by the lender.
However, the veteran can also structure the contract so that the total loan amount covers closing costs. Sometimes the seller will pay the closing costs and pre-paid expenses.

So everyone knows a Denver Colorado Real Estate VA loan is a no money down home loan.  Here are three things you may not know.
1)  If you put down a little bit you will Shrink your FUNDING FEE.  The only downside of a VA loan is that it has a fee to the VA.  Learn to calculate that fee by going here.  As you see from the chart the amount reduced is greatest on a second time use.  The amount can drop from 3.3% to 1.75% with 5% down.  That means by paying down a $10,000 on a $200,000 debt (the VA loan) you can save over $3000 in fees.  That’s a 30% return on the debt day one.


2) Make sure you check your Denver Colorado VA disability amount if you have any.  A very small amount can make your VA funding fee disappear.  Then you have a NO money down loan, with NO MI, and no VA fee, and the rate is better than a 20% down conventional loan.  The Absolute best loan in the market.
3) If you are Denver home buyer looking to purchase a  home over $417,ooo you can STILL USE THE VA loan, and you don’t have to pay the rest in cash.  You only need to pay 25% of the difference.  So if the price is $450,000 you pay 25% of the $33,000 or $8250.  And a $500,000 loan would only be $20,750 down, no monthly MI, And a Better rate that Jumbo or Conventional Conforming.

Another benefit of taking out a VA Loan is that approval is not based
on credit score nor will your credit score affect your rate. Since approval
is based on a number of factors including income and job stability, less than
stellar credit will not stop you from getting a VA Loan. However, having a clean
credit history for the past twelve months will factor into whether or not you
will be issued a loan.














Also, Having a past bankruptcy or foreclosure does not automatically eliminate
you from taking out a VA Loan. While conventional lenders will not issue a loan
within four years of a bankruptcy, the VA only makes borrowers wait two years.

Of course, there are a number of other factors that go into whether or not you
qualify, but if your bankruptcy was more than two years ago it will not be an
issue when applying for a VA Loan.



As with bankruptcies, the VA has more lenient guidelines than conventional
lenders.

Three years must pass following a foreclosure for a Veteran to be issued a
VA Loan.

However, a borrower will be unable to qualify if the previous foreclosure
was on a VA Loan.
