How Denver Colorado VA Loan Home Buyers Get More From Their VA Loans With Low Fees

Denver Colorado Veterans Secret VA Home Loan Tips To Get The Most From Their VA Home Loans With Less Fees

So everyone knows a Denver Colorado Real Estate VA loan is a no money down home loan.  Here are three things you may not know.
1)  If you put down a little bit you will Shrink your FUNDING FEE.  The only downside of a VA loan is that it has a fee to the VA.  Learn to calculate that fee by going here.  As you see from the chart the amount reduced is greatest on a second time use.  The amount can drop from 3.3% to 1.75% with 5% down.  That means by paying down a $10,000 on a $200,000 debt (the VA loan) you can save over $3000 in fees.  That’s a 30% return on the debt day one.

2) Make sure you check your Denver Colorado VA disability amount if you have any.  A very small amount can make your VA funding fee disappear.  Then you have a NO money down loan, with NO MI, and no VA fee, and the rate is better than a 20% down conventional loan.  The Absolute best loan in the market.
3) If you are Denver home buyer looking to purchase a  home over $417,ooo you can STILL USE THE VA loan, and you don’t have to pay the rest in cash.  You only need to pay 25% of the difference.  So if the price is $450,000 you pay 25% of the $33,000 or $8250.  And a $500,000 loan would only be $20,750 down, no monthly MI, And a Better rate that Jumbo or Conventional Conforming.

Another benefit of taking out a VA Loan is that approval is not based
on credit score nor will your credit score affect your rate. Since approval
is based on a number of factors including income and job stability, less than
stellar credit will not stop you from getting a VA Loan. However, having a clean
credit history for the past twelve months will factor into whether or not you
will be issued a loan.

Also, Having a past bankruptcy or foreclosure does not automatically eliminate
you from taking out a VA Loan. While conventional lenders will not issue a loan
within four years of a bankruptcy, the VA only makes borrowers wait two years.

Of course, there are a number of other factors that go into whether or not you
qualify, but if your bankruptcy was more than two years ago it will not be an
issue when applying for a VA Loan.

As with bankruptcies, the VA has more lenient guidelines than conventional
lenders.

Three years must pass following a foreclosure for a Veteran to be issued a
VA Loan.

However, a borrower will be unable to qualify if the previous foreclosure
was on a VA Loan.

A Certificate of Eligibility (COE) is required to prove a Veteran's entitlement.

This must be completed before a VA Loan can be approved.

To receive your certificate from the VA, you must complete VA Form 26-1880.

If you do not yet have your Certificate of Eligibility,  we can help you get it.

The VA will determine your eligibility for Veteran Loans when you submit
VA Form 26-1880. If you are qualified, the Department of Veterans Affairs
will issue you a certificate of eligibility to be used when applying for a
VA home loan.

You must submit VA Form 26-1880 to the VA to guarantee your home loan.
The form must be filled out entirely in order for the VA to determine your
eligibility. Below is some of the information you will be asked to submit:

> Name, address, phone number, etc.
> Social Security number
> Branch of the military in which you serve or served
> Service number, separation of service, or statement of service papers

if you are eligible to apply for a VA loan. The VA has many great programs
to offer veterans for buying a home, but only if you are eligible.

Generally speaking almost all active duty and honorably discharged
service members are eligible for a VA Home Loan.

You may be eligible if any One of the following is True:

> Served during wartime (as defined by the VA) for at least 90 consecutive days

> Served during peacetime for at least 181 consecutive days

> Currently on active duty after 90 days of active service

> Served 6 years in the Reserves or National Guard

> Spouse of a deceased veteran who died as a result of their active service, or
a service related injury and are Not Remarried.

> Spouse of MIA or POWs who are members of U.S. Armed Forces and have
been missing over 90 days

> U.S. Citizen who served with an allied country during WWII

Fort Collins Colorado Home Buyers VA Home Loan Guide Helps You Avoid Costly Mistakes Obtaining Your Mortgage

How Fort Collins Home Buyers Avoid Costly Mistakes Obtaining VA Home Loans For Veterans & Military

This VA Loan guide is designed to give you the
information you need so you avoid costly mistakes when
navigating the VA Loan process.

Why Choose A VA Loan in the First Place?

In 1944 the U.S. Department of Veterans Affairs began assisting
Veterans in the goal of becoming homeowners. Since then, the
VA has guaranteed tens of millions of home loans. The VA does
not actually lend the money, rather the VA promises to repay a
portion of the loan to the lender if the borrower defaults.

So why should a Veteran choose a VA Loan over a
conventional home loan? There are a number of reasons, but
most Veterans who have used a VA Loan say the number one
benefit is that there is no down payment required.

Another noteworthy benefit is that VA Loans tend to have lower
interest rates than conventional loans, and they are easier to qualify
for as well.

The VA also offers these looser qualification requirements
for Veterans because of their understanding of the sacrifices
Veterans have made for our country; it’s a nice way of saying
“thank you.” Because of the guaranty from the VA lenders are
also much more likely to approve higher-risk borrowers.

Another reason to choose VA Loans is because borrowers
do not have to pay private mortgage insurance (PMI).

When the VA guarantees a loan, they are taking on the
responsibility for that loan if it defaults. Since the VA has
made this promise, Veterans do not have to bear the
burden of mortgage insurance payments. Without a substantial
down payment for their loan, many borrowers utilizing
conventional financing do NOT get this great cost-saving benefit.
